Job Description

Responsibilities

1. Review all construction documents to ensure buildability, accuracy, and compliance.

  • Sitings
  • Contract Specifications
  • Working Drawings
  • Colour Selections
  • Tile Selections
  • Engineering
  • Consultant Reports
  • Steel/Shop Drawings
  • Other Construction Documents as required.

2. Critical Trade Scheduling

  • Manage scheduling for the following and issue weekly updates to suppliers
  • Frame Delivery Forecast
  • Window Delivery Forecast

3. Maintain tasks on Buildertrend

4. Document Control

  • Upload/Update Buildertrend to ensure trades can access the correct project updates.
  • Upload/update Builder MT documents and information.
  • Arrange any plan updates with EST.

5. Contract Management

  • Commencement letter was issued in accordance with the contract.
  • Enact any special conditions as required.
  • Understanding of all contract clauses
  • Enact Substitution clauses for progress claims.
  • Issue Rain Delays as required.
  • Issue Extension of Time notices as required.
  • Manage client onsite changes, arrange pricing, and update plans as required.
  • Work closely with the onsite team to ensure schedules are being met.
  • Provide client updates throughout the build.
  • Administer all aspects of the contract.

6. Progress Claims

  • Issue all progress claims to the client, ensuring any additional claims, retaining, etc., are issued per the contracts.
  • Manage outstanding debtors and issue notices for penalty interest in accordance with the contract.

7. Arrange cabinet drawings and issue them to the client for approval.
8. Quoting for all lot-specific jobs, including variations ready for production budget – minimum 2 quotes where possible.
9. Cross-checking and loading all quotes in the system for purchase orders
10. All detailed quantity Take offs and loading into the system to issue purchase orders
11. Input tender budget into Timberline
12. Cross-check and review the entire budget against the sales budget
13. Full budget reports and letting purchase orders
14. Source new trades and suppliers, review rates, and obtain vendor forms to ensure vendor compliance
15. Maintaining safety, insurance, and compliance documents – SWMS, MSDS, etc
16. Review and manage overruns and variations – investigate.
17. Provide project updates to the GM/CM as required

Qualifications

  • Experience in QLD Residential Construction is a must.
  • A Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field is preferred.
  • Meticulous attention to detail and the ability to manage multiple projects simultaneously without compromising accuracy.
  • Knowledge of current Australian building codes and OH&S regulations, focusing on Queensland-specific requirements.
